Agricultural NPLs in Morocco
The season, the land title and water drive the cash.

Agriculture is not priced like an urban shop. Cash returns with the season, not with the month. And real-estate security exists, in the sense of a mortgage enforceable in the ordinary way, only if the status of the land allows it.
Seasonal cash
Receipts arrive at harvest or at the sale of livestock, not in twelfths. A monthly bank schedule breaks even for a viable operator if the season is poor or the sale price falls. Default can be a year, not a failure of the farm.
A useful settlement follows the next season, with a cap, rather than a constant monthly instalment. Without the operating cycle, the model has no calendar. See NPL settlement.
The land
A mortgage on registered title is read at the land registry, as in a city. Much rural land is not in that position. Depending on the regime, the security that was granted may be hard to enforce, or may not be what the tape calls a 'mortgage'.
This note does not conclude that rural land is outside the market. It concludes that status is checked document by document before a rank value is assigned. Counsel characterises the regime. The analysis stops if the document is missing.
Other assets
Equipment, livestock, a standing crop and any support payments are mobile assets. They disappear faster than a building. A pledge without a recent inspection is treated like a business pledge: publicity is not presence.
The operator's guarantee can be worth more than the land, if the guarantor is solvent and if the time to sue is not an open question. See guarantor enforcement.
Quantified perimeter
There is no agricultural ratio in this note. A portfolio described as agricultural is checked against what the lines actually do, including agro-industrial borrowers that are processing companies rather than farms.
The stock context remains the monitor. It is not split by branch without a verified source.

Frequently asked questions
- Is all agricultural land mortgageable in the same way?
- No. The status of the land — registered or not, and the regime that governs it — changes whether a security can be enforced. That is a diligence point and a question for counsel, not a general conclusion of this note.
- Does the monitor give an agricultural ratio?
- No. No verified agricultural outstanding is published here. The end-2025 ratio of 8.3% remains a bank ratio, all activities, social basis.
